Ms. Drzymala concentrates her practice on complex commercial real estate transactions and development matters. She regularly counsels landlords and tenants through all phases of sophisticated leasing transactions and real estate development projects across a range of asset classes, including large-format retail, multi-tenant shopping centers, and industrial facilities. Her practice involves the preparation, negotiation, and analysis of a broad range of real estate documents, such as commercial leases, purchase and sale agreements, access and use easements, license agreements, restrictive covenants, and loan and financing documents.
Ms. Drzymala represents parties on all sides of commercial real estate transactions – including buyers, sellers, and occupants – guiding them through the legal complexities of acquisitions, dispositions, ground-up development, and ongoing lease agreements. Ms. Drzymala routinely prepares comprehensive due diligence memorandums and manages the due diligence process involved in commercial transactions, including title and survey analysis, resolution of title defects and encumbrances, zoning compliance review, review of shared-access and reciprocal easement arrangements, evaluation of Phase I and Phase II environmental assessments, and coordination of closing deliverables. Ms. Drzymala additionally advises on the structuring of deal terms and review of loan documents, lender requirements, and financing conditions in connection with commercial real estate closings.

Prior to joining Lippes Mathias, Ms. Drzymala served in-house as a law clerk for one of the largest privately owned real estate development companies in the country, where she gained substantial experience drafting and negotiating commercial lease agreements and conducting targeted legal research on complex transactional matters. Ms. Drzymala also served as a legal intern with the Buffalo Law Department under the Assistant Corporation Counsel, focusing on labor and employment matters, where she conducted extensive review and analysis of municipal agreements and contracts on behalf of the City of Buffalo.
